<br />should provide detailed recommendations and plans for acceptable <br />cut and fill slope gradients, stripping, preparation of the <br />subgrade to receive fill (including keying, benching and <br />construction of subsurface drains under fill placed on slopes), <br />acceptable fill mqterial, and fill placement requirements <br />(including method of placement and degree of fill compaction). <br />The geotechnical recommendations for each lot should be <br />compatible with the overall geotechnical design for the entire <br />subdivision. <br /> <br />70. (MM 9.D.4) The individual lot grading should be performed as <br />recommended by the geotechnical and civil engineers. The lot <br />owner's engineers should provide continuous inspection when lot <br />grading is being performed to ensure the grading work is being <br />performed properly. <br /> <br />71. (MM 9.E.1) A geotechnical investigation should be performed on <br />each lot. The expansion potential of the native materials and <br />fill on the lot should be evaluated by the geotechnical <br />engineer. The geotechnical engineer should provide foundation <br />design, soil preparation and grading recommendations which are <br />appropriate for on-site soil and geologic conditions. The <br />corrosivity of the native soils and fill should also be <br />evaluated by the geotechnical engineer. All steel pipe should <br />be coated or have cathodic protection. <br /> <br />72. (MM 9.E.2) The surface drainage system on each lot should be <br />designed by a qualified civil engineer and should be compatible <br />with the drainage system for the subdivision. The following <br />items should be included in each lot's surface drainage system: <br /> <br />a. Surface drainage should be carefully controlled at the base <br />of all slopes adjacent to building pads. The civil <br />engineer should submit proposed drainage techniques to the <br />City for approval; taking aesthetics as well as engineering <br />criteria into account. Drainage improvements should be <br />appropriate for the slope on the lot; concrete-lined V- <br />ditches should be used only where equivalent and less <br />obtrusive techniques are not appropriate for use. <br /> <br />b. All building pads should be rough graded with a 2 percent <br />slope. <br /> <br />c. All roof downspouts should be connected to a solid pipe <br />collector system which discharges at a suitable outlet. <br /> <br />d. The crawl space of each house should be provided with a <br />drainage system which will discharge all water which might <br />enter the crawl space. <br /> <br />e. The surface next to the house should be graded with a slope <br />of at least 2 percent away from the house for a minimum <br />distance of 4 feet. The lot should be drained with swales <br />which slope 2 percent and discharge at a suitable outlet. <br />
