<br />30. storm water runoff from each lot shall be directed to the street <br />or an approved storm drain system unless otherwise approved by <br />the Building Official and City Engineer. <br /> <br />31. The project engineer shall verify that the capacity of the storm <br />drain swale along the northerly property line and the existing <br />culverts under Foothill Road are adequate to handle the storm <br />water run-off. To the satisfaction of the city Engineer, the <br />developer shall mitigate any storm water/storm drainage problems <br />which may result from the project. <br /> <br />32. All proposed v-ditches shall be constructed of concrete. <br /> <br />33. The owners of lots adjacent to open space areas shall be <br />notified that any storm water run-off from these areas onto <br />their lots shall be handled by the individual lot drainage <br />system. Specific reference to these requirements shall be made <br />in the deed for each lot, and in the project architectural <br />design guidelines. <br /> <br />34. Prior to approval of the tentative map, the typical street <br />section for the loop road and cul-de-sac shall be revised to <br />show: <br /> <br />a. a minimum street width of 28 feet from gutter flow line to <br />gutter flow line; <br /> <br />b. a sidewalk width of five (5) feet on one side of the <br />street; <br /> <br />c. an eight (8) foot wide public service easement behind the <br />sidewalk or curb (whichever is applicable), of which the <br />five (5) feet nearest the curb or sidewalk shall be graded <br />a 2% towards the street. <br /> <br />There shall be no on-street parking. <br /> <br />35. Prior to approval of the tentative map, the street section of <br />the entrance road shall be revised to show and eight (S) foot <br />wide public service easement on both sides of the street. <br /> <br />36. Prior to tentative map approval, the map shall show a typical <br />section for the 20 foot wide private driveway(s). <br /> <br />37. The developer shall improve Foothill Road along the length of <br />the project frontage to the satisfaction of the city Engineer. <br />All improvements shall be shown on the tentative map and shall <br />include, but may not be limited to: <br /> <br />a. Two fourteen foot wide travel lanes; <br /> <br />b. Two six foot wide bicycle lanes; <br /> <br />c. One eight foot wide gravel shoulder; <br />
