<br />c. The developer shall install the landscape buffer area along <br />the northern property line within the Zone 2 lots. This <br />landscaping shall be primarily of native plant materials. <br />(MM 50 iH) <br /> <br />d. Specific landscape guidelines shall be included for the <br />yard areas of the Zone 1 homes between the loop road and <br />privacy fencing. (MM 50 iv) The applicant shall work with <br />staff in order to provide more specific landscape <br />guidelines for the Zone 1 homes, and as listed above. <br /> <br />e. The use of fire retardant native species, particularly on <br />those lots adjacent to open space areas, or on the hillside <br />shall be encouraged. The landscape guidelines shall <br />identify a fire management setback zone for all residences <br />adjacent to undeveloped open space. In addition, the <br />guidelines shall indicate that homeowners are responsible <br />for brush control on all portions of their property as part <br />of fuel management. The guidelines shall encourage the <br />maintenance of a "brush free" zone around all hillside <br />homes, or homes adjacent to undeveloped open space areas. <br />(MM 7n) <br /> <br />83. Revegetation of the site shall occur in a manner which is <br />visually sensitive and shall be installed in a manner which <br />reduces visual impacts, such that: <br /> <br />a. Where re-vegetation with native species is possible, color <br />and texture contrast shall be limited after vegetation is <br />established. (MM 5p i) <br /> <br />b. Minimize removal of existing natural and mature exotic <br />trees, particularly on the upper slopes and along Foothill <br />Road, and protect these trees from damage during grading <br />and construction. Trees which are to be preserved shall <br />have fences constructed around the entire tree at the <br />dripline prior to grading and construction activities and <br />these fences shall be maintained through the duration of <br />grading and construction activities. (modification of MM <br />5p H) <br /> <br />c. Use native and compatible planting schemes to replace <br />existing vegetation patterns. (MM 5p iii) <br /> <br />84. The Oak Tree Farm Architectural Guidelines (OTFAG) and Oak Tree <br />Farm Landscape Design and Maintenance Guidelines (OTFLG) shall <br />include reference to Municipal Code sections 18.78 - The West <br />Foothill Road Corridor Design Guidelines. <br /> <br />. <br />
