(MM 9.C.l) The developer's engineering staff and consultants <br />should prepare recommendations and plans for preventing erosion <br />and scour of natural creeks and existing drainageways. The <br />method of creek protection should be chosen in consultation with <br />the Alameda Flood Control District. Plans and recommendations <br />should be provided for construction of concrete "v" ditches on <br />all cut and fill slopes within the subdivision. The City should <br />determine who should own and maintain the project site's creeks <br />and drainage ways. They should not be owned or maintained by <br />any individual homeowner. <br /> <br />65. (MM 9. C. 2) The approved erosion control plans and <br />recommendations prepared by the developer'S staff and <br />consultants should be installed as shown on the approved <br />drawings. The developer'S engineers should provide continuous <br />inspection during construction in order to ensure that the <br />construction work is performed properly. <br /> <br />66. (MM 9.C.3) Planting and hydroseeding should be done to prevent <br />surface (sheet) erosion. Effective erosion control provision <br />should be installed as detailed by the Association of Bay Area <br />Governments. In addition, good construction practices should be <br />followed during grading operations to control wind and water <br />erosion of excavated and exposed surfaces. <br /> <br />67. (MM 9.D.l) All fill placed for SUbdivision roadways and <br />infrastructure should be placed in such a manner so as to <br />minimize differential settlement. The developer's geotechnical <br />and civil engineers should provide detailed recommendations and <br />plans for acceptable cut and fill slope gradients, stripping, <br />preparation of the subgrade to receive fill (inClUding keying, <br />benching and construction of subsurface drains under fill placed <br />on slopes), acceptable fill material, and fill placement <br />requirements (inClUding method of placement and degree of fill <br />compaction). Existing fill on the site which was not properly <br />placed or compacted should be removed and replaced with <br />engineered fill. All fill placed on site should be engineered <br />fill, that is, fill placed in accordance with the <br />recommendations of a geotechnical engineer. <br /> <br />68. (MM 9.D.2) The grading for the subdivision roadways and <br />infrastructure should be performed as recommended by the <br />geotechnical and civil engineers. The developer's engineers <br />should provide continuous inspection when subdivision grading <br />operations are being performed in order to ensure the grading <br />work is being performed properly. <br /> <br />69. (MM 9.D.3) All fill placed during individual lot grading should <br />be placed in such a manner as to minimize differential <br />settlement. A subsurface investigation. by a geotechnical <br />engineer should be performed on each lot before lot grading <br />begins.
