<br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-1 AND PC-92-2 <br /> <br />RESOLUTION RECOMMENDING TO COUNCIL THE CONDITIONS OF TENTATIVE <br />TRACT MAP 6452, THE APPLICATION OF SIGNATURE PROPERTIES (RUBY <br />HILL) <br /> <br />WHEREAS, Signature Properties has applied for a vesting tentative <br />map to allow the subdivision of an approximately 1,600 <br />acre site located in the vicinity of Vineyard Avenue east <br />of Montevino Drive, and Vallecitos Road south of Vineyard <br />Avenue, into 850 single-family residential lots, an <br />approximately 220-acre golf course with clubhouse, and <br />approximately 585 acres devoted to viticulture and <br />agriculture purposes (the remaining 250 acres will be <br />used for open space, roadways, park, and maintenance <br />facility); and <br /> <br />WHEREAS, at their duly noticed public hearing of January 8, 1992, <br />the Planning commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, an Environmental Impact Report was prepared for the Ruby <br />Hill development plan with the County of Alameda acting <br />as Lead Agency, and this project is not considered a new <br />application under the California Environmental Quality <br />Act (CEQA), so no new environmental document was prepared <br />for this application; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />tentative map, as conditioned, will conform substantially <br />to the City'S requirements and policies, as identified in <br />the Pre-Annexation agreement. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Recommends to City Council that the conditions shown <br />on Exhibit "A" attached hereto and made a part of this <br />case as reference be incorporated in the tentative map <br />conditions of approval of the County of Alameda, or shall <br />be incorporated into any Final Map(s) and improvement <br />plans submitted to the City or County for review and <br />approval of the application of Signature Properties for <br />a vesting tentative map to allow the subdivision of an <br />approximately 1,600 acre site located in the vicinity of <br />Vineyard Avenue east of Montevino Drive, and Vallecitos <br />Road south of Vineyard Avenue, into 850 single-family <br />residential lots, an approximately 220-acre golf course <br />with clubhouse, and approximately 585 acres devoted to <br />
