The proposed development shall conform substantially to the <br />site plan and building elevation, Exhibit A (dated "Received <br />February 9, 1994"), on file with the Planning Department, <br />except as modified by these conditions. <br /> <br />2. The applicant shall obtain all the applicable permits for the <br />project prior to the commencement of construction. <br /> <br />3. The applicant shall submit design and installation details for <br />the ATM machine an security lighting to the Planning Director <br />for review and approval prior to installation. The security <br />lighting for the ATM machine shall meet the applicable <br />regulations and shall be directed towards the machine so as <br />not to cause any glare on any of the adjacent properties or <br />surrounding rights-of-way. <br /> <br />4. A revised design of the free-standing monument sign shall be <br />submitted for the review and approval by the Planning <br />Director. The new monument sign shall be designed to fit <br />within the same dimensions of the existing sign. <br /> <br />5. A final landscape plan for the new landscape area in the <br />parking lot shall be submitted to and approved by planning <br />Director prior to the commencement of the operation of the <br />bank. Said landscape plan shall be consistent with the <br />existing landscaping and shall be detailed in terms of <br />species, location, size, quantities, and spacing. All trees <br />used in landscaping be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons. <br /> <br />6. six inch vertical concrete curbs shall be installed between <br />all paved and landscaped areas. <br /> <br />7. If operation of this use results in conflicts pertaining to <br />parking, traffic, or other impacts, at the discretion of the <br />planning Director, this conditional use permit may be referred <br />to the Planning commission for subsequent review at a public <br />hearing. If necessary, the commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke <br />said conditional use permit. <br /> <br />8. All building and/or structural plans must comply with all <br />codes and ordinances in effect before the Building Department <br />will issue permits. <br /> <br />II . I . <br />
