The proposed development shall conform substantially to the site plan and building elevation, Exhibit A (dated "Received February 9, 1994"), on file with the Planning Department, except as modified by these conditions. 2. The applicant shall obtain all the applicable permits for the project prior to the commencement of construction. 3. The applicant shall submit design and installation details for the ATM machine an security lighting to the Planning Director for review and approval prior to installation. The security lighting for the ATM machine shall meet the applicable regulations and shall be directed towards the machine so as not to cause any glare on any of the adjacent properties or surrounding rights-of-way. 4. A revised design of the free-standing monument sign shall be submitted for the review and approval by the Planning Director. The new monument sign shall be designed to fit within the same dimensions of the existing sign. 5. A final landscape plan for the new landscape area in the parking lot shall be submitted to and approved by planning Director prior to the commencement of the operation of the bank. Said landscape plan shall be consistent with the existing landscaping and shall be detailed in terms of species, location, size, quantities, and spacing. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. 6. six inch vertical concrete curbs shall be installed between all paved and landscaped areas. 7. If operation of this use results in conflicts pertaining to parking, traffic, or other impacts, at the discretion of the planning Director, this conditional use permit may be referred to the Planning commission for subsequent review at a public hearing. If necessary, the commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 8. All building and/or structural plans must comply with all codes and ordinances in effect before the Building Department will issue permits. II . I .
