The applicant shall submit for review and approval by the Planning Director a <br />landscaping and irrigation plan for a 5 ft. wide strip in front of the fencing along the <br />Busch Road property line except for the area used for ingress and egress. The <br />landscaping plan shall include plant species and density similar to that used in front of the <br />Operations Service Center. Fifteen gallon trees shall be planted such that the spacing <br />between them shall be approximately 30 ft. on center. A 2 ft. high wooden header board <br />shall be installed in front of this landscaped area, 5 ft. from the Busch Road fence line. A <br />drip irrigation system using water from the adjacent waste transfer site shall be installed <br />to adequately water these plants. The applicant shall obtain any necessary encroachment <br />permits from the Department of Public Works prior to the installation of the landscaping, <br />header board, and irrigation system. The applicant shall install the landscaping, the <br />header board and the irrigation system prior to commencement of the proposed storage <br />use. <br /> <br />7. The applicant shall install wood or vinyl slats within the existing cyclone fencing along <br />the northern property line prior to commencement of the proposed storage use. <br /> <br />8. The applicant shall install a one to two inch, oiled gravel base on the surface of the site <br />prior to commencement of the proposed storage use. <br /> <br />9. The applicant shall receive approval from the City before subleasing the site to a <br />company other than Pleasanton Garbage Service. The Planning Director shall determine <br />if employee parking is needed; if so, the applicant shall provide a parking plan and install <br />such parking on the site. <br /> <br />10. If operation of this use results in conflicts pertaining to parking, noise, traffic, odor or <br />other impacts, at the discretion of the Planning Director, this use permit may be submitted <br />to the Planning Commission for subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to mitigate such impact, or may <br />revoke the use permit. <br /> <br />II. Prior to commencement of the use, the applicant shall submit verification to the Planning <br />Director that the proposed use can take place within the utility easement area located on <br />the subject site. <br /> <br />II <br /> <br />II <br /> <br />- <br />
