<br />. <br /> <br />Resolution No. PC-95-97 <br />Page 3 <br /> <br />EXHIOIT "0" <br />Z-95-176 <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> <br />I. The proposed development shall confonn substantially to the site plan, landscape plan, <br />elevations, color/materials board, and related materials, Exhibit A (dated "Received" <br />November 17, 1995), on file with the Planning Department, except as modified by these <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial confonnance with the approved exhibits. <br /> <br />2. The applicant shall refurbish the existing single-family house and construct the apartment <br />building at the same time. Final occupancy of the apartment building shall not be granted <br />unless the renovation of the existing single-family house is also complete. <br /> <br />3. The following changes shall be made to the site plan, building elevations, and/or <br />landscape plan: <br /> <br />a. Lapped wood siding shall be used on both the existing house and new apartment <br />building. <br /> <br />b. Pyrus callelyana (aristocrat pear) trees and lawn shall be planted in the City <br />right-of-way. The applicant shall provide root control barriers and four inch <br />perforated pipes for the street trees. <br /> <br />The above changes shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to approval by the Planning Director prior to issuance of a <br />building pennit. <br /> <br />4. The applicant shall replace the existing side yard fencing with a 6 ft. tall wood "good <br />neighbor" fence. Said side yard fencing shall be installed from the rear property line to a <br />point 16 ft. from the front property line (the 3 ft. tall fencing along the front 16 ft. of both <br />side property lines can remain). All new fencing to be installed on the parcels shall be <br />indicated on the plans submitted for building pennits. A detail of the fence design shall <br />also be included on these plans. Said fencing shall be subject to review and approval by <br />the Planning Director prior to issuance of building pennits. <br /> <br />5. The trash enclosure walls shall be designed tall enough to screen residential-sized trash <br />receptacles. A detailed trash enclosure plan shall be included on the building plans <br />submitted for building permits and shall be subject to review and approval by the <br />Planning Director prior to issuance of building pennits. Trash containers shall be stored <br />within the enclosure at all times, except when being unloaded. <br /> <br />II <br />
