Resolution No. PC-95-96 Page 4 EXHIBIT "B" UP-95-74 PLANNING COMMISSION CONDITIONS OF APPROVAL 1. The proposed use shall conform substantially to the site plan, Exhibit "A", dated Received November 20,1995" and narrative dated "Received November 14,1995", on file with the Planning Department, except as modified by these conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance with approved exhibits. 2. Loading and unloading activities are limited to the hours of 6:00 a.m.to 9:00 p.m. Monday through Friday, and 8:00 a.m. to 5:00 p.m. on Saturdays, and shall take place within the confines of or behind the structure. 3. If operation ofthis use results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this use permit may be submitted to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impact, or may revoke the use permit. 4. No signage is approved as part of this application. Any proposed signage shall be reviewed and approved under separate application. 5. The applicant shall contact the Building and Fire Departments to determine all applicable code requirements. The structure must be made to conform to all applicable occupancy requirements, codes, and ordinances ofthe City. All future tenant improvements shall be included as part of this condition. 6. The applicant shall obtain all applicable City permits for the use of the subject site. 7. All business vehicles that remain on-site over night shall be parked either in the building or gated area behind the building. 8. All outdoor storage shall be limited to the gated area behind the existing structure. The outdoor storage shall be kept in a neat and orderly fashion. 9. The applicant shall submit for a building permit to legalize the wood structure attached to the rear of the building within 30 days of approval of this use permit. The applicant shall paint the structure to match the building. Alternatively, the applicant shall remove the structure within 30 days. II II .
