<br />Resolution No. PC-95-96 <br />Page 4 <br /> <br />EXHIBIT "B" <br />UP-95-74 <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> <br />1. The proposed use shall conform substantially to the site plan, Exhibit "A", dated <br />Received November 20,1995" and narrative dated "Received November 14,1995", on <br />file with the Planning Department, except as modified by these conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance with approved exhibits. <br /> <br />2. Loading and unloading activities are limited to the hours of 6:00 a.m.to 9:00 p.m. <br />Monday through Friday, and 8:00 a.m. to 5:00 p.m. on Saturdays, and shall take place <br />within the confines of or behind the structure. <br /> <br />3. If operation ofthis use results in conflicts pertaining to parking, noise, traffic, or other <br />impacts, at the discretion of the Planning Director, this use permit may be submitted to <br />the Planning Commission for subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to mitigate such impact, or may <br />revoke the use permit. <br /> <br />4. No signage is approved as part of this application. Any proposed signage shall be <br />reviewed and approved under separate application. <br /> <br />5. The applicant shall contact the Building and Fire Departments to determine all applicable <br />code requirements. The structure must be made to conform to all applicable occupancy <br />requirements, codes, and ordinances ofthe City. All future tenant improvements shall be <br />included as part of this condition. <br /> <br />6. The applicant shall obtain all applicable City permits for the use of the subject site. <br /> <br />7. All business vehicles that remain on-site over night shall be parked either in the building <br />or gated area behind the building. <br /> <br />8. All outdoor storage shall be limited to the gated area behind the existing structure. The <br />outdoor storage shall be kept in a neat and orderly fashion. <br /> <br />9. The applicant shall submit for a building permit to legalize the wood structure attached to <br />the rear of the building within 30 days of approval of this use permit. The applicant shall <br />paint the structure to match the building. Alternatively, the applicant shall remove the <br />structure within 30 days. <br /> <br />II <br /> <br />II <br /> <br />. <br />
