<br />Resolution No. PC-95-95 <br />Page l5 <br /> <br />The developer shall deposit a cash bond for the design, <br />construction and inspection of the street frontage <br />improvements across the full property frontage. Said <br />improvements shall be limited to one-half of the proposed 52' <br />wide (curb-to-curb) street. These improvements shall include <br />but not be limited to street reconstruction and widening, <br />installation of curb, gutter, and 7' wide sidewalk, signing <br />and striping, street lighting and joint trench. The specific <br />amount of the bond shall be determined by the City Engineer <br />after reviewing the developer's engineer's estimate for the <br />work. Said cash bond shall be due prior to the issuance of a <br />building permit. <br /> <br />Gradinq and Drainaqe <br /> <br />49. The developer shall submit an erosion and sedimentation <br />control plan or procedure as part of the improvement plans. <br />Grading completed prior to October 15 shall be revegetated and <br />stabilized by October 15. Grading completed between October <br />16 and April 15 shall be revegetated and restabilized as soon <br />as possible after completion of grading. <br /> <br />50. The developer shall submit a refundable cash bond for hazard <br />and erosion control prior to issuance of an Engineering or <br />Building Department permit. The amount of this bond will be <br />determined by the City Engineer. <br /> <br />51. The developer shall submit a dust control plan or procedure as <br />part of the improvement plans. <br /> <br />52. An overflow drainage release shall be required at the north <br />end of the property at the end of the parking area and drive <br />aisles to the satisfaction of the City Engineer. <br /> <br />Utilities, Liqhtinq, Landscapinq <br /> <br />53. All utilities required to serve any existing or proposed <br />development on-site shall be installed underground, unless <br />otherwise determined by the City Engineer. <br /> <br />54. The applicant shall pay his pro-rata share of the cost of <br />undergrounding existing overhead utility lines across the <br />project frontage (Stanley Boulevard), as determined by the <br />City Engineer. Payment shall be due prior to the issuance of <br />building permits unless the City Engineer agrees to permit the <br />developer to enter into an agreement whereby the developer's <br />pro-rata share may be deferred until another time specified by <br />the City Engineer. <br />
