The construction and operation of the proposed Tae Kwon Do studio shall substantially <br />conform to the floor plan and statement of operation, Exhibit "A", dated "Received <br />November 3, 1995" on file with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans may be allowed subject to the approval <br />of the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. Signage for the Tae Kwon Do studio shall conform to the approved sign program of the <br />Mission Plaza shopping center and shall be submitted to the Planning Director for review <br />and approval. <br /> <br />3. The applicant shall pay any and all fees to which the property may be subject prior to <br />issuance of tenant improvement permits. The type and amount of the fees shall be those <br />in effect at the time the permit is issued. <br /> <br />4. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other <br />impacts, at the discretion of the Planning Director, this conditional use permit may be <br />referred to the Planning Commission for subsequent review at a public hearing. If <br />necessary, the Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke said conditional use permit. <br /> <br />5. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />on the site except as allowed by Section 18.96.060K of the Zoning Ordinance for grand <br />openings or by Section 18.116.040 of the Zoning Ordinance if approved by temporary <br />conditional use permit as part of a decorating plan in conjunction with shopping center <br />promotional events. At no time shall spot lighting be used after 10:00 PM in conjunction <br />with such grand openings and/or promotional events. <br /> <br />6. Special events, e.g., demonstrations, competitions, etc., may not be conducted from this <br />facility. <br /> <br />7. The Tae Kwon Do studio shall abide by the occupancy requirements of the Uniform <br />Building Code. <br /> <br />8. There shall be on premises at all times a model 20-A-I0-BC fire extinguisher. <br /> <br />9. The maximum size for adult group classes shall be 12 students. This limitation can be <br />changed by the Planning Director if it can be demonstrated that adequate on-site parking <br />is available for the increased class size. <br /> <br />{end} <br /> <br />II I I I I <br />
