<br />. Resolution No. PC-95-87 <br />Page 5 <br /> <br />8. In no case shall the secondary unit be sold, subdivided or held under different legal <br />ownership from the primary residence. A deed restriction shall be recorded to this <br />effect. The applicant shall prepare the restriction and shall submit it to the City Attorney <br />for review and approval prior to recordation. <br /> <br />9. The size of the secondary unit shall be limited to the area shown on Exhibit "A," <br />approximately 530 square feet. The den shall not be occupied, except on a temporary <br />basis not to exceed thirty (30) days, by a guest of the inhabitant of the secondary unit. <br />A deed restriction shall be recorded to this effect. The applicant shall prepare the <br />restriction and shall submit it to the City Attorney for review and approval prior to <br />recordation. <br /> <br />10. The applicant shall install a gate across the west side yard of the site at the front of the <br />house to tie into the existing side yard fence. No parking shall occur in that side yard. <br /> <br />11. The address of the secondary unit shall be posted in front of the structure to the <br />satisfaction of the Fire Department. The method and design of this posting shall be <br />shown on the building permit plans. <br /> <br />12. The applicant shall be responsible for the maintenance of his property as well as the <br />secondary unit and shall keep the properties free of trash. <br /> <br />13.
