<br />Resolution No. PC-9S-84 <br />Page 14 <br /> <br />43. The developer shall ensure that fire protection facilities, <br />including all surface roads, fire hydrants, and a water supply <br />capable of furnishing the required fire flow shall be <br />installed and serviceable prior to and during the time of <br />construction. When alternate methods of protection are as <br />approved by the Fire Chief, this requirement may be waived or <br />modified. Proposed alternative methods of fire protection <br />shall be submitted, in writing, to the Fire Chief. Work on <br />the alternative fire protection methods shall not start <br />without the approval of the Fire Chief. <br /> <br />44. All roads on the site are designated as fire apparatus access <br />roads by the Fire Chief and must be maintained in accordance <br />with Section 10.201 of the Uniform Fire Code and be accessible <br />at all times from the start of construction until the project <br />is completed. Curbs must be painted red or "No Parking" signs <br />provided as required by the vehicle code. <br /> <br />45. The developer shall post address numerals on the building so <br />as to be plainly visible from all adjoining streets or <br />dri veways during both daylight and night time hours. A <br />directory-type map shall be located towards the entrance of <br />the site which clearly indicates the location and address of <br />all units in the building. <br /> <br />46. Trash enclosures which are sized to contain dumpsters with an <br />individual capacity of 1.5 cubic yards located within five <br />feet of combustible walls, openings, or combustible roof eaves <br />shall be provided with an automatic fire sprinkler system. <br /> <br />ENGINEERING DEPARTMENT CONDITIONS <br /> <br />Streets <br /> <br />47. The developer shall dedicate to the City for street right-of- <br />way purposes that portion of Stanley Boulevard currently <br />encumbered by a 66' wide roadway easement. Said dedication <br />shall be one-half or 33' of an approximately 66' roadway <br />easement. The developer shall dedicate an 8' wide Public <br />Service Easement adjacent to and parallel with the back of the <br />right-of-way. <br /> <br />The developer shall deposit a cash bond for the design, <br />construction and inspection of the street frontage <br />improvements across the full property frontage. Said <br />improvements shall be limited to one-half of the proposed 52' <br />wide (curb-to-curb) street. These improvements shall include <br />but not be limited to street reconstruction and widening, <br />installation of curb, gutter, and 7' wide sidewalk, signing <br />and striping, street lighting and joint trench. The specific <br />amount of the bond shall be determined by the City Engineer <br />
