<br />Resolution No. PC-9S-78 <br />Page 12 <br /> <br />46. Electric power distribution, gas distribution, communication <br />service, Cable television, and any required alarm systems <br />shall be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City Engineer or <br />Director of Building Inspection for on-site. <br /> <br />47. The developer shall be responsible for the installation of the <br />street lighting system serving the development. Prior to City <br />Council approval of the Final Map, the applicant shall submit <br />a detail of the proposed street lighting, including <br />photometries, for the project. If a non-standard PG&E fixture <br />is selected, the homeowners' association shall reimburse the <br />City for additional service fees for the installation and <br />maintenance of these fixtures. All other PUD conditions <br />regarding lighting plans are incorporated into these <br />conditions by reference. Approval for the number, location, <br />and type of electroliers shall be subject to the review and <br />approval of the City Engineer. <br /> <br />48. Street lighting for the development shall be designed and <br />located so as to minimize visibility from the valley floor to <br />the greatest extent possible, subject to the review and <br />approval of the City Engineer and Planning Director. <br /> <br />49. The developer shall submit detailed landscape and irrigation <br />plans as part of the tract improvement plans. These plans <br />shall include, where applicable, a street tree planting plan <br />and landscape plans for medians, buffer strips, and any right- <br />of -way landscape areas. The irrigation plan shall provide for <br />automatic controls. <br /> <br />50. The developer shall install at least one street tree per lot, <br />two per corner lot, subj ect to the approval of the City <br />Engineer. <br /> <br />~ Water <br /> <br />51. The developer shall comply with all water service improvement <br />requirements, to the satisfaction of the City Engineer, <br />including, but not necessarily limited to: <br /> <br />a. A 1.0 million qallon water storage tank shall be <br />constructed at the location indicated on Exhibit C, <br />excerpted from the water service study, or as approved by <br />the Design Review Board. <br />
