Resolution No. PC-9S-78
Page 3

mitigation measures permanent wildlife access to
Gold and Laurel Creek. These plans shall be
completed prior to the approval of the final map
and to the satisfaction of a qualified wildlife
biologist. The map includes preservation of
heritage trees wherever possible. Homes and lot
lines are located away from sensitive creek bank
areas.

4. The design of the subdivision is not likely to
cause serious public health problems.

The proposed development is consistent with
proposed and existing developments in the vicinity.
All utilities and services will be designed to City
standards to ensure the public health and safety.
The City is requiring the construction of a new
water tank on the property to service the homes at
higher elevations on this site and adjoining sites.
A new pump station near the existing Stoneridge
tank will pump water to this new 1.0 million gallon
storage tank. As with all developments in high
hazard fire zones in the City of Pleasanton,
residential sprinkler systems will be required for
each unit.

5. The design of the subdivision or its related
improvements will not conflict with easements,
acquired by the public at large, for access through
or use of property within the proposed subdivision.

Access to the Kolb property, for possible future
development, is assured through a joint-access
easement recorded with Tract 6400 and through the
construction of Benzon Drive. Public access
easements over the hiking trails ensure continued
public access through the natural open space areas
of the site. The subdivision includes a public
park staging area and a small public park site.

WHEREAS, the Planning Commission determined that the proposed
tentative map is in general conformance with the
development plan (PUD-89-21), its conditions of approval,
and the EIR mitigation measures.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:
