<br />Resolution No. PC-9S-78 <br />Page 3 <br /> <br />mitigation measures permanent wildlife access to <br />Gold and Laurel Creek. These plans shall be <br />completed prior to the approval of the final map <br />and to the satisfaction of a qualified wildlife <br />biologist. The map includes preservation of <br />heritage trees wherever possible. Homes and lot <br />lines are located away from sensitive creek bank <br />areas. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br /> <br />The proposed development is consistent with <br />proposed and existing developments in the vicinity. <br />All utilities and services will be designed to City <br />standards to ensure the public health and safety. <br />The City is requiring the construction of a new <br />water tank on the property to service the homes at <br />higher elevations on this site and adjoining sites. <br />A new pump station near the existing Stoneridge <br />tank will pump water to this new 1.0 million gallon <br />storage tank. As with all developments in high <br />hazard fire zones in the City of Pleasanton, <br />residential sprinkler systems will be required for <br />each unit. <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />Access to the Kolb property, for possible future <br />development, is assured through a joint-access <br />easement recorded with Tract 6400 and through the <br />construction of Benzon Drive. Public access <br />easements over the hiking trails ensure continued <br />public access through the natural open space areas <br />of the site. The subdivision includes a public <br />park staging area and a small public park site. <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />tentative map is in general conformance with the <br />development plan (PUD-89-21), its conditions of approval, <br />and the EIR mitigation measures. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />
