<br />protection are as approved by the Fire Chief, this requirement may be waived or modified. <br />Proposed alternative methods of fire protection shall be submitted, in writing, to the Fire <br />Chief Work on the alternative fire protection methods shall not start without the approval <br />of the Fire Chief <br /> <br />STREETS <br /> <br />26. The developer shall dedicate to the City for street right-of-way purposes those parcels of <br />land intended to be public streets and shall grant an easement to the City over those <br />parcels needed for public service easements (PSE) and which are approved by the City <br />Engineer or other easements which may be designated by the City Engineer. <br /> <br />27. The developer shall install stop signs on the north and south ends of Calle Ricardo at its <br />intersection with Hansen Drive and Black Avenue A stop sign shall also be installed at <br />the north end of Corte Ricardo at its intersection with Black Avenue A "Not A Through <br />Street" sign shall be placed at the entrance to the project cul-de-sac The radius of the <br />right-of-way of the project cul-de-sac (Corte Margarita) shall be increased from 45 ft. to <br />50 ft. These improvements shall be shown on the improvement plans submitted for review <br />and approval by the City Engineer. <br /> <br />28. The developer shall pay its prorata share of approximately $10,650, as determined by the <br />City Engineer, of the future signalization of the intersection of Hansen Drive and Valley <br />Avenue prior to the approval of the final map <br /> <br />29. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer <br /> <br />30. The developer shall construct vertical P.c.c. curbs and gutters within this development <br />unless otherwise approved by the City Engineer. When the sidewalk is adjacent to the <br />curb and gutter, they shall be poured monolithically <br /> <br />31. The developer shall replace the sidewalk and curb/gutter along the project's Hansen Drive <br />and Black Avenue frontages. Also, the developer shall slurry seal and restripe Hansen <br />Drive and Black Avenue along the project frontage. These improvements shall be <br />complete prior to the occupancy of the first residence in the proposed development. Any <br />other damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the developer. <br /> <br />GRADING AND DRAINAGE <br /> <br />32. The developer shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V-ditches, to protect all cut and fill slopes from surface water overflow. <br />
