<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-70 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />NEW CITIES DEVELOPMENT GROUP FOR PLANNED UNIT DEVELOPMENT <br />REZONING AND DEVELOPMENT PLAN APPROVAL, AS FILED UNDER <br />CASE PUD-95-04 <br /> <br />WHEREAS, New cities Development Group has applied for Planned unit <br />Development rezoning to the PUD Medium Density <br />Residential District and development plan approval to <br />construct 34 single family homes on an approximately 7.57 <br />acre parcel located at 5701 Black Avenue (the Del Prado <br />surplus school site); and <br /> <br />WHEREAS, zoning for the property is R-1-6500 (Single Family <br />Residential - Minimum 6,500 square foot lot size); and <br /> <br />WHEREAS, at their duly noticed public hearing of september 27, <br />1995, the planning commission, after considering all <br />public testimony, relevant exhibits, and recommendations <br />of the city staff concerning this application, <br />recommended approval of the proposed negative declaration <br />for Case PUD-95-04; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed PUD <br />rezoning and development plan are consistent with the <br />General Plan and the purposes of the PUD ordinance; and <br /> <br />WHEREAS, the Planning commission made the PUD findings as attached <br />hereto and made a part of this case by reference; and <br /> <br />WHEREAS, the Planning commission determined that the land swap <br />between the project site and Hansen Park is in the public <br />interest; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />project, as conditioned, is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Recommends approval of Case PUD-95-04, the <br />application of New cities Development Group for Planned <br />unit Development rezoning to the PUD - Medium Density <br />Residential District and development plan approval to <br />construct 34 single family homes on an approximately 7.57 <br />acre parcel located at 5701 Black Avenue (the Del Prado <br />surplus school site), subject to the conditions shown on <br />Exhibit "B" attached hereto and made part of this case by <br />reference. <br /> <br />. <br />
