The subject project shall be constructed substantially as <br />shown on the site and landscape plan, Exhibit "A", dated <br />"Received september 22, 1995" on file with the planning <br />Department, except as modified by the following conditions. <br />Minor changes to the plans or operation may be allowed subject <br />to the approval of the Planning Director. Such modifications <br />shall be submitted in writing to the Planning Director, who <br />may approve them or refer the matter to the Planning <br />Commission if judged to be substantial. <br /> <br />2. This design review and conditional use permit approvals for <br />the storage lot will lapse within one (1) year from the date <br />of the Planning Commission's resolution unless an on-site <br />permit is issued and construction has commenced and is <br />diligently pursued toward completion or an extension has been <br />approved by the city. <br /> <br />3. No vehicle washing, servicing, or fueling shall occur in the <br />storage lot. <br /> <br />4. <br /> <br />No display or <br />storage lot, <br />Director. <br /> <br />sale of new and/or used cars may occur from the <br />without prior approval from the Planning <br /> <br />5. Final inspection by the Planning Department is required prior <br />to use. <br /> <br />6. Black vinyl inserts and black vinyl clad chain link fence <br />fabric shall be used on the new chain link fence to be <br />installed along the south property line. This detail shall be <br />shown on the final landscape plan for review and approval by <br />the Planning director before issuance of an on-site permit. <br /> <br />7. The developer shall obtain a private service easement where <br />the site's storm drain line crosses the adjacent Avis car <br />rental agency property. The easement shall be secured before <br />issuance of an on-site permit. <br /> <br />8. The developer shall install three 15 gallon size bradford pear <br />trees along the south side of the storage lot and one 15 <br />gallon size bradford pear tree along the east side of the <br />storage lot, each tree centered between a shrub grouping. <br />This detail shall be shown on the final landscape plan for <br />review and approval by the Planning director before issuance <br />of an on-site permit. <br />
