<br />Resolution No. PC-95-65 <br />Page 2 <br /> <br />The proposed storage lot will be paved and graded <br />to surface drain towards a storm drain inlet, then <br />to an oil/water separator in conformance with the <br />City's urban stormwater runoff ordinance, and then <br />to the City's storm line located in Rosewood Drive. <br />All stormwater runoff will be contained entirely on <br />the site. A monolithic sidewalk would be installed <br />along the site's Old Santa Rita Road street <br />frontage, continuing the existing sidewalk located <br />along the Avis site. A new 8' 0" tall black vinyl <br />clad chain link fence would be installed along the <br />south side of the property. with the limitations <br />on the use and operation of the storage lot, it is <br />a compatible use with surrounding uses. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />The conditional use is required to comply with all <br />applicable sections of the Municipal Code governing <br />properties zoned Service Commercial. Conditions <br />for the operation of the commercial vehicle storage <br />lot further ensures its compliance with the zoning <br />ordinance and its objectives. By complying with <br />the conditions of approval, the application would <br />meet the criteria for receiving a conditional use <br />permit and would, therefore, comply with the intent <br />of the Zoning Ordinance. As with any use permit, <br />the use permit can be suspended or revoked if the <br />conditions are not met. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, <br /> <br />the Planning commission <br />storage lot would be <br />surrounding area. <br /> <br />determined that the proposed <br />a compatible use with the <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Approves Case UP-95-56/Z-95-168, the application of <br />Charles Hinkston, for design review approval and a <br />conditional use permit to allow the construction and <br />operation of a commercial vehicle storage lot located at <br />3956 Old Santa Rita Road, subject to the conditions shown <br />on Exhibit liB" attached hereto and made part of this case <br />by reference. <br />
