<br />Resolution No. PC-95-63 <br />Page 5 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case UP-95-53 <br /> <br />1. The use shall operate substantially as indicated on the plan and <br />as indicated in the applicant's statement, Exhibit "A", dated <br />"Received August 25, 1995" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes <br />to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to <br />the approved exhibits. <br /> <br />2. If additional activities beyond that proposed in the written <br />narrative, dated "Received August 25, 1995", on file with the <br />Planning Department are desired, prior City review and approval <br />is required. Such modifications shall be submitted to the <br />Planning Director, who shall refer the matter to the Planning <br />Commission if judged to be substantial. <br /> <br />3. If operation of this use results in confl icts pertaining to <br />parking, noise, traffic, or other impacts, at the discretion of <br />the Planning Director, this conditional use permit may be <br />referred to the Planning commission for subsequent review at a <br />public hearing. If necessary, the Commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke <br />said conditional use permit. <br /> <br />4. The applicant shall maintain the area surrounding the shop in a <br />clean and orderly manner at all times. <br /> <br />5. The applicant shall install a small sign at the front and rear <br />doors indicating that donated items are not accepted and may not <br />be left at the store. Said signs shall be subject to the review <br />and approval of the Planning Director prior to installation. <br /> <br />6. No business signs are approved as part of this application. <br />Business signs shall be subject to the review and approval of <br />the Planing Director and shall conform to the Downtown Sign <br />Design Guidelines and applicable sections of the Municipal Code. <br /> <br />7. If required by the Police Department, the building shall be <br />equipped with an alarm system, the type to be approved by the <br />Police Department and that this system shall be installed prior <br />to occupancy of the building. <br /> <br />8. At no time shall balloons, banners, pennants, or other <br />attention-getting devices be utilized on the site except as <br />allowed by section 18.96.060 K of the Zoning Ordinance for grand <br />openings or by section 18.116.040 of the Zoning Ordinance if <br />approved by temporary cond it iona 1 use permit as part of a <br />decorating plan in conjunction with shopping center promotional <br />
