Resolution No. PC-95-63 Page 5 EXHIBIT "B" Conditions of Approval Case UP-95-53 1. The use shall operate substantially as indicated on the plan and as indicated in the applicant's statement, Exhibit "A", dated "Received August 25, 1995" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. If additional activities beyond that proposed in the written narrative, dated "Received August 25, 1995", on file with the Planning Department are desired, prior City review and approval is required. Such modifications shall be submitted to the Planning Director, who shall refer the matter to the Planning Commission if judged to be substantial. 3. If operation of this use results in confl icts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 4. The applicant shall maintain the area surrounding the shop in a clean and orderly manner at all times. 5. The applicant shall install a small sign at the front and rear doors indicating that donated items are not accepted and may not be left at the store. Said signs shall be subject to the review and approval of the Planning Director prior to installation. 6. No business signs are approved as part of this application. Business signs shall be subject to the review and approval of the Planing Director and shall conform to the Downtown Sign Design Guidelines and applicable sections of the Municipal Code. 7. If required by the Police Department, the building shall be equipped with an alarm system, the type to be approved by the Police Department and that this system shall be installed prior to occupancy of the building. 8. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized on the site except as allowed by section 18.96.060 K of the Zoning Ordinance for grand openings or by section 18.116.040 of the Zoning Ordinance if approved by temporary cond it iona 1 use permit as part of a decorating plan in conjunction with shopping center promotional
