<br />Resolution No. PC-95-55 <br />Page 18 <br /> <br />67. All lots that are below the elevation of the up-stream <br />sanitary sewer manhole shall have check valves on the house <br />lateral. These check valves shall be maintained by the <br />individual home-owner and shall be located outside of the <br />public/street right-of-way. <br /> <br />68. Electric power distribution, gas distribution, communication <br />service, Cable television, and any required alarm systems <br />shall be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City Engineer or <br />Director of Building Inspection for on-site. <br /> <br />69. The developer shall be responsible for the installation of the <br />street lighting system serving the development. The street <br />lights shall be 70 watt, high pressure sodium vapor units <br />mounted on galvanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and P.G.&E. <br />standard details, unless otherwise specifically approved. <br />Approval for the number, location, and type of electroliers <br />shall be subject to the review and approval of the City <br />Engineer. <br /> <br />70. The developer shall submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any right-of- <br />way landscape areas. The irrigation plan shall provide for <br />automatic controls. <br /> <br />~ Landscaoino and Tree Preservation <br /> <br />71. All trees used in landscaping be a minimum of 15 gallons in <br />size and all shrubs a minimum of 5 gallons, unless otherwise <br />shown on the approved landscape plan. <br /> <br />72. With each final map, the developer shall provide a bond to the <br />City guaranteeing the installation of all common open space <br />and recreational improvements, private streets, street trees, <br />and all common infrastructure improvements shown on the <br />approved development plan or otherwise required as part of <br />this development. The developer shall provide an itemized <br />cost estimate of said improvements, to be submitted with the <br />bond, for the review and approval the Planning Director prior <br />to issuance of building permits. The bond shall be returned <br />to the developer upon acceptance of said improvements by the <br />Planning Director. <br /> <br />73. With the submittal of the final map and improvements plans for <br />each residential tract within PODs, 0, R, V, and W (as <br />indicated in conditions 5 - 10), the applicant shall submit <br />detailed landscape, irrigation, and improvement plans for the <br />
