<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-53 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF NEW CITIES DEVELOPMENT <br />GROUP FOR DESIGN REVIEW APPROVAL AS FILED UNDER CASE Z-95-77 <br /> <br />WHEREAS, the New Cities Development Group has applied for design <br />review approval for 36 single-family detached houses for <br />the previously approved 40-1ot walnut Glen Estates <br />subdivision located on the northerly side of Trenery <br />Drive, 400 feet westerly of Martin Avenue; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- LDR (Low Density Residential) District; and <br /> <br />WHEREAS, the project is covered by the Environmental Impact Report <br />(EIR) approved by the City Council for the Stoneridge <br />Drive Specific Plan; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed meeting of August 9, <br />Planning Commission considered all public <br />relevant exhibits, and recommendations of the <br />concerning this matter; and <br /> <br />1995, the <br />testimony, <br />City staff <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />house designs are attractive and will result in a <br />desirable neighborhood. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case Z-95-77, the application of New Cities <br />Development Group for design review approval for 36 <br />single-family detached houses for the previously approved <br />40-10t Walnut Glen Estates subdivision located on the <br />northerly side of Trenery Drive, 400 feet westerly of <br />Martin Avenue, subject to the conditions shown on Exhibit <br />"B," attached hereto and made a part of this case by <br />reference. <br /> <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br /> <br />THIS RESOLUTION ADOPTED ON THE 9TH DAY OF AUGUST 1995 BY THE <br />FOLLOWING VOTE: <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Barker, Dove, McGuirk, and Wright <br />Commissioner Hovingh <br />Chairman Lutz <br />None <br />
