The location and operation of the proposed take-out and delivery only pizza restaurant shall conform substantially to the site plan, floor plan, details of operation and related materials, Exhibit A (dated "Received July 14, 1995"), on file with the Planning Department, except as modified by these conditions. 2. If necessary, the Planning Commission may add conditions or revoke the subject conditional use permit per Municipal Code Section 18.124.130. 5. All proposed signs for the restaurant shall conform with the approved sign program for the center. Approval by the Planning Department is required prior to installation of any signs. 6. The applicant shall maintain the area around the building in which the proposed restaurant will be located in a clean and orderly manner at all times. The applicant or property owner shall provide a trash receptacle, subject to the review and approval by the Planning Director, outside of the building adj acent to the entrance. The management of the restaurant shall also be responsible for the removal of Garlex food containers that may be scattered in other areas of the center, the adjacent driveway, and sidewalk area. 7.
