<br />Resolution No. PC-95-38 <br />Page 3 <br /> <br />Exhibit "B" <br />Conditions of Approval <br />Case Z-95-91 <br /> <br />1. Development shall be substantially as shown on the development <br />plans and color/material board, Exhibit A, dated May 17, 1995, <br />on file with the Planning Department, except as modified by <br />the following conditions. minor changes may be allowed <br />subject to the approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />2. The upper windows in the multi-use room shall be eliminated. <br />The windows in the storage room shall be eliminated. <br /> <br />3. An additional door to the multi-use room shall be located in <br />the area where the outside pay phones were initially placed. <br />The phones shall be moved to an area closer to the parking <br />lot. <br /> <br />4. The earth mounding between the building and the parking lot <br />will be lowered to approximately forty-two inches. <br /> <br />5. Both the public and staff restrooms shall be built to American <br />Disabilities Act (ADA) standards. <br /> <br />6. All work stations shall be wide enough to accommodate a person <br />working as well as an aisle for a wheelchair. <br /> <br />7. The applicant shall effectively screen from view all ducts, <br />meters, air conditioning equipment, and any other mechanical <br />equipment, whether on the structure, on the ground, or on the <br />roof, with materials architecturally compatible with the main <br />structure. Screening details shall be shown on the plans <br />submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. All <br />required screening shall be provided prior to occupancy. <br /> <br />8. The applicant shall submit a final lighting plan for the <br />building and the site for the review and approval of the <br />Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. <br /> <br />9. The colors of the building (s) shall be submitted to and <br />approved by the Planning Director prior to the issuance of a <br />building permit. Colors shall be consistent with approved <br />colors and shall be based on the Pantone color system. <br />Approved colors shall be stated on the plans submitted for <br />issuance of building permits. <br />
