Furthermore, the anticipated client <br />demand will not generate any unusual demands on <br />existing parking for the building, nor create <br />excessive traffic. As conditioned, the proposed <br />use will be compatible with the other uses located <br />wi thin the building. The applicant can also be <br />required to mitigate future nuisances as a result <br />of the proposed use. <br /> <br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Given the proposed hours of operation, the <br />projected number of clients, and the size of the <br />business, the addition of massage services to the <br />existing beauty salon will not impact surrounding <br />uses. Also, the proposed use will have adequate <br />off-street parking to meet project demand. <br />Professional massage studios tend to be quiet and <br />will not subject surrounding uses to heavy truck <br />traffic, hazardous conditions, or other <br />objectionable influences. <br /> <br />C. <br /> <br />The proposed conditional use will <br />of the applicable provisions <br />ordinance. <br /> <br />comply with each <br />of the zoning <br /> <br />The proposed use complies with all relevant <br />sections of the zoning ordinance.
