<br />EXHmIT "B" <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br />Z-95-26 <br /> <br />PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", dated <br />"Received March 1, 1995" on file with the Planning Department, except as modified by <br />the following conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. All future fabrication, storage, or assembly uses within the 3,000 sq.ft. shop space shall <br />have an on-site retail sales/office component in the retail shop space on Division Street; <br />otherwise, the use of the 3,000 sq.ft. shop space shall conform to the uses allowed in the <br />C-C zoning district, Section 18.44.090 of the Zoning Ordinance. <br /> <br />3. The developer shall install a six foot wide sidewalk where possible along Division Street. <br />The developer shall dedicate to the City any required land to accommodate this sidewalk. <br />Where a six foot wide sidewalk cannot be installed due to the location of the existing <br />building, the developer shall install a sidewalk as wide as possible along Division Street <br />and shall establish an open offer of dedication for the additional land so that in the future, <br />should the existing building be reconstructed, a continuous six foot wide sidewalk can be <br />installed. The dedication of land and open offer of dedication shall be approved by the <br />City Engineer prior to building permit issuance. <br /> <br />4. A tree impact report shall be prepared by a qualified tree arborist which addresses the <br />trees located along the west property line. The report shall include an accurate survey of <br />the trees and shall be submitted to the Planning Director for review and approval prior to <br />building permit issuance. Based on this report, the building may have to be shifted and/or <br />narrowed to accommodate the retention of the existing trees to the greatest extent <br />possible, any changes to the building location shall be subject to the review and approval <br />of the Planning Director. <br /> <br />5. Prior to the building permit issuance, the Planning Director shall approve the final design <br />details for the proposed improvements. These details shall include, but are not limited to, <br />the recessing of the retail storefront entryways, the wood trim elements, and the brick <br />wainscot treatment. <br /> <br />Planning Commission Conditions of Approval - Z-95-26 <br /> <br />Page 1 of 8 <br />
