Minor changes to the plans may be allowed subject to the
approval of the Planning Director if found to be in substantial conformance to the
approved exhibits.

2. All future fabrication, storage, or assembly uses within the 3,000 sq.ft. shop space shall
have an on-site retail sales/office component in the retail shop space on Division Street;
otherwise, the use of the 3,000 sq.ft. shop space shall conform to the uses allowed in the
C-C zoning district, Section 18.44.090 of the Zoning Ordinance.

3. The dedication of land and open offer of dedication shall be approved by the
City Engineer prior to building permit issuance.

4. A tree impact report shall be prepared by a qualified tree arborist which addresses the
trees located along the west property line. The report shall include an accurate survey of
the trees and shall be submitted to the Planning Director for review and approval prior to
building permit issuance. Based on this report, the building may have to be shifted and/or
narrowed to accommodate the retention of the existing trees to the greatest extent
possible, any changes to the building location shall be subject to the review and approval
of the Planning Director.

5. Prior to the building permit issuance, the Planning Director shall approve the final design
details for the proposed improvements.
