<br />Resolution No. PC-95-11 <br />Page 4 <br /> <br />EXHIBIT B <br /> <br />Conditions of Approva1 <br />Case UP-95-01 <br /> <br />1. The proposed use shall conform substantially to the project <br />description, written narrative, site plan, and floor plan, <br />Exhibit "A", dated "Received January 5, 1995" on file with the <br />Planning Department, except as modified by this report and <br />these conditions. <br /> <br />2. The applicant shall obtain all building and other applicable <br />City permits for the use and structure prior to the <br />commencement of the use. All necessary City permits shall be <br />secured prior to any work on the structure. <br /> <br />3. If the operation of the use results in major conflicts <br />pertaining to parking, noise, traffic, or other impacts, at <br />the discretion of the Planning Director, this conditional use <br />permit may be referred to the Planning Commission for <br />subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to <br />mitigate such impacts, or may revoke the said conditional use <br />permit. <br /> <br />4. If additional activities beyond those proposed in the written <br />narrative, dated "Received January 5, 1995" on file with the <br />Planning Department are desired, prior City review and <br />approval is required. Such modifications shall be submitted <br />to the Planning Director, who shall refer the matter to the <br />Planning Commission if judged to be substantial. <br /> <br />5. The hours of operation of the martial arts studio shall not <br />exceed the following: <br />Monday - Friday from 4:00 p.m. through 9:00 p.m., Saturdays <br />from 10:00 a.m. through 2:30 p.m., and closed on Sundays. <br />Weekday classes shall not exceed fourteen students and <br />Saturday classes shall not exceed twelve students. <br /> <br />6. This use permit is not transferrable to another address. A <br />new application must be made if the applicant relocates to <br />another site. <br /> <br />7. All classes shall be scheduled with a 15 minute break between <br />each class in order to permit the exiting class to leave prior <br />to the arrival of the next class. <br /> <br />8. No signage for the business is approved as part of this <br />application. Any proposed signs are subject to review and <br />approval by the Planning Director. <br />
