The proposed use shall conform substantially to the project description, written narrative, site plan, and floor plan, Exhibit "A", dated "Received January 5, 1995" on file with the Planning Department, except as modified by this report and these conditions. 2. The applicant shall obtain all building and other applicable City permits for the use and structure prior to the commencement of the use. All necessary City permits shall be secured prior to any work on the structure. 3. If the operation of the use results in major conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke the said conditional use permit. 4. If additional activities beyond those proposed in the written narrative, dated "Received January 5, 1995" on file with the Planning Department are desired, prior City review and approval is required. Such modifications shall be submitted to the Planning Director, who shall refer the matter to the Planning Commission if judged to be substantial. 5. The hours of operation of the martial arts studio shall not exceed the following: Monday - Friday from 4:00 p.m. through 9:00 p.m., Saturdays from 10:00 a.m. through 2:30 p.m., and closed on Sundays. Weekday classes shall not exceed fourteen students and Saturday classes shall not exceed twelve students. 6. This use permit is not transferrable to another address. A new application must be made if the applicant relocates to another site. 7. All classes shall be scheduled with a 15 minute break between each class in order to permit the exiting class to leave prior to the arrival of the next class. 8. No signage for the business is approved as part of this application. Any proposed signs are subject to review and approval by the Planning Director.
