<br />PLANNING COKHISSION CITY OF PLEABANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-11 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF MARK WITHROW FOR A <br />CONDITIONAL USE PERMIT TO OPERATE A KARATE STUDIO WITHIN THE <br />EXISTING DEL VALLE PLAZA COMMERCIAL CENTER, AS FILED UNDER <br />CASE UP-9S-01 <br /> <br />WHEREAS, Mark withrow (Shotokan Karate-Do) has applied for a <br />conditional use permit to operate a karate studio within <br />the existing Del Valle Plaza commercial center located at <br />915 Main street, suite C; and <br /> <br />WHEREAS, zoning for the property is c-c (central Commercial) <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 8, 1995, <br />the planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the planning commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The site of the proposed use is located in a C-C <br />(Central Commercial) zoning district which <br />conditionally permits music and dance schools which <br />are similar uses to karate studios. The proposed <br />karate studio is in accordance with the objectives <br />of the Central commercial zoning district which <br />include fostering harmonious, convenient, and <br />workable relationships among land uses and <br />encouraging more intensive development in <br />Pleasanton's Central Business District. The <br />proposed karate studio would provide a physical <br />conditioning service to the residents of Pleasanton <br />and surrounding areas. Shotokan Karate-Do enforces <br />a strong code of ethics and values which will <br />positively influence children and adults through <br />building self esteem, self control, discipline, <br />responsibility, courtesy, and integrity. <br />Additionally, other businesses in Del Valle Plaza <br />could potentially benefit from the presence of <br />Shotokan Karate-Do in that they offer services and <br />merchandise that may appeal to the studio's <br />students and/or their parents. The conditions of <br />approval proposed for this project give the city <br /> <br />. <br />
