<br />63. The applicant shall ensure that fire protection facilities, including all surface roads, fire <br />hydrants, and a water supply capable of furnishing the required fire flow shall be installed <br />and serviceable prior to and during the time of construction. When alternate methods of <br />protection are as approved by the Fire Chief, this requirement may be waived or modified. <br />Proposed alternative methods of fire protection shall be submitted, in writing, to the Fire <br />Chief. Work on the alternative fire protection methods shall not start without the approval <br />of the Fire Chief <br /> <br />64. All roads on the site are designated as fire apparatus access roads by the Fire Chief and <br />must be maintained in accordance with Section 2.01 of the Uniform Fire Code and be <br />accessible at all times from the start of construction until the project is completed. <br /> <br />65. A wildland fire management plan shall be included in the maintenance schedule prepared <br />for the creek area and which is submitted as part of the final map requirements. <br /> <br />ENGINEERING <br /> <br />66. The improvement plans submitted in conjunction with the final map shall include an <br />increase in the width (7 feet) of the landscape planter along the project's St. John Street <br />frontage. The improvement plans shall include additional landscaping for this area and a <br />transition back to the existing street width. These details shall be subject to the review <br />and approval by the Planning Director and City Engineer. <br /> <br />67. The developer shall install street frontage improvements per Chapter 19.40.010 of the <br />Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and gutter, <br />sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, underground <br />utilities, traffic control devices, landscaping, and automatic irrigation systems. <br /> <br />68. The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />69. The applicant shall dedicate to the City for street right-of-way purposes those parcels of <br />land intended to be public streets. <br /> <br />70. The applicant shall grant an easement to the City over those parcels needed for public <br />service easements (p.S.E.) and which are approved by the City Engineer or other <br />easements which may be designated by the City Engineer. <br /> <br />71.
