The <br />applicant can also be required to mitigate future <br />nuisances as a result of the proposed use. <br /> <br />C. <br /> <br />The proposed conditional use will <br />of the applicable provisions <br />ordinance. <br /> <br />comply with each <br />of the zoning <br /> <br />Chapter 18.124 of the Municipal Code (Conditional <br />Uses) states that, because of their unusual <br />characteristics, conditional uses require special <br />consideration so that they may be located properly <br />with respect to their effects on surrounding <br />properties. Reasonable conditions of approval can <br />integrate the proposed use without detrimentally <br />affecting the surrounding properties or the city in <br />general. The proposed use will also comply with <br />all provisions and requirements of the city's <br />zoning ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning commission determined that the proposed <br />conditional use is appropriate for the site. <br /> <br />NOW, THEREFORE, THE pLANNING COMMISSION OF THE CITY OF PLEASANT ON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-94-B4, the application of James E. <br />Butts for a conditional use permit to operate a landscape <br />contractor I s equipment storage yard and office located at <br />3768 old Santa Rita Road, subject to the conditions shown <br />on Exhibit "B" attached hereto and made part of this case <br />by reference. <br /> <br />section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br /> <br />- <br />
