Chairman Lutz asked staff for comment about the developer's statements to make rural
looking houses. Mr. Iserson stated these are not a condition to the subdivision, however, the
statements are part of the minutes of the public hearing. Thus, they are not hearsay and are
a matter of public record.

Commissioner Wright stated he likes the house design. However, he concurs with staff with
the fact that even though it is not within the North Sycamore Specific Plan, it must match
with the rural character of the area. He suggested the floorplan be retained and redesign the
outside elements.

Commissioner Barker does not take issue with this house on the proposed lot. She feels the
houses on Diamond Court dominate the character of the neighborhood, and there is no use
pretending Sycamore Road is rural when Diamond Court is 100 feet away. The rural
character has already been destroyed by the cluster homes a few hundred feet down the road.

Commissioner McGuirk feels the house looks too structured, too formal, and does not fit in a
rural area with a mix of houses. It is well designed and nice looking, however, he cannot
support the application.

Commissioner Hovingh also feels the house is too large and massive for the site.

Chairman Lutz also concurred with staff's opinion that the house is too massive and needs to
be modified before it will fit within the area.

Commissioner Wright motioned, seconded by Commissioner McGuirk, recommending
denial of Case Z-95-195.

ROLL CALL VOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Hovingh, McGuirk, Wright and Chairman Lutz
Commissioner Barker
None
None

Resolution No. PC-95-88 was entered denying Case Z-95-195, as motioned.

e.
