New Cities Develooment Grouo <br />Application for development plan approval to construct 43 single-family homes on a <br />7.6+ acre site generally located at the northwest corner of the St. John <br />StreetlPleasanton Avenue street intersection. Zoning for the property is PUD (Planned <br />Unit Development) - MDR (Medium Density Residential) District. The Planning <br />Commission will also consider a negative declaration prepared for the project. <br /> <br />Mr. Plucker presented the staff report on the application for a Planned Unit Development <br />(PUD) Development Plan approval for the construction of 43 detached single-family homes <br />on 7.6 acres located at the northwest corner of Pleasanton Avenue and St. John Street. <br />Approximately 1.4 acres of land comprises the adjoining Arroyo. The lot sizes range from <br />3700 sq. ft. to 6000 sq. ft., and the homes range in size from 1850 sq. ft. to 2230 sq. ft. <br />There are three styles of two-story houses which are designed to complement the architecture <br />of the existing older homes in the area. Front yard landscaping and landscaping along the <br />public streets of the project is included. A creek staging area will provide a storm drain <br />outlet, access to the Arroyo pathway, and a small recreational area. <br /> <br />Staff believes the design concept is appropriate, and the homes are complementary to the <br />surrounding neighborhood. This project will also provide additional housing opportunities in <br />the downtown area. Staff has a number of unresolved issues regarding this project. Staffs <br />major concern is how the project will relate to the Arroyo area. Currently houses will back <br />up to the Arroyo, closing the Arroyo off from public view. Staff would like to integrate the <br />Arroyo into the project by designing a frontage road along the Arroyo.
