<br />34. Before final occupancy of the house covered by this approval, the subject property shall be <br />connected to the public sanitary sewer line and water service located in Vineyard Avenue. <br />All existing septic tanks or holding tanks shall be removed or sealed, filled, and abandoned, <br />pursuant to the requirements of the Alameda County Department of Heaith Services. <br /> <br />35. All utilities required to serve the existing house on-site shall be installed underground. <br /> <br />36. The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount of this <br />bond will be determined by the City Engineer. <br /> <br />37. All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br />Alameda County Ordinance 73-68, prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or special approval is obtained from the City <br />Engineer for use of an existing well for landscape irrigation. If an existing well is retained <br />for this purpose, the building developer shall install back-flow devices to prevent the cross- <br />contamination of the domestic, City water supply by the landscape well. Any wells <br />designated for abandonment or any wells shall be destroyed in accordance with a permit <br />obtained from Zone 7. <br /> <br />38. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project <br />developer. This shall include slurry seal, overlay, or street reconstruction if deemed <br />warranted by the City Engineer. <br /> <br />39. The project developer shall include erosion control/storm water quality measures on the <br />final grading plan which shall specifically address measures to prevent soil, dirt, and debris <br />from entering the storm drain system. Such measures may include, but are not limited to, <br />hydroseeding, hay bales, sandbags, and siltation fences and are subject to the review and <br />approval of the Director of Building Inspection. If no grading plan is required, necessary <br />erosion control/storm water quality measures shall be shown on the site plan submitted for <br />an on-site permit, subject to the review and approval of the Director of Building Inspection. <br />The project developer is responsible for ensuring that the contractor is aware of and <br />implements such measures. <br /> <br />40. The project developer shall submit a construction Best Management Practices (BMP's) <br />program for review and approval by the Planning Director prior to issuance of building <br />and/or grading permits. These BMP's shall be implemented by the general contractor and all <br />subcontractors and suppliers of materials and equipment. Construction site cleanup and <br />control of construction debris shall also be addressed. Failure to comply with the approved <br />construction BMP may result in the issuance of correction notices, citations, or a stop work <br />order. <br /> <br />41.
