<br />7. The applicant shall utilize "Green Building" practices in constructing the new residences <br />on this site. The applicant shall use its best efforts to implement the measures identified <br />in the Alameda County Waste Management Authority's New Home Construction Green <br />Building Guidelines in the desigo, construction, and operation of the new residence to <br />achieve 50 points on the Green Building rating system. Before issuance of building <br />permits, the applicant shall submit to City staff the green building provisions that would <br />be incorporated into the proposed project's construction. Before issuance of a building <br />permit, the green building measures shall be explicitly called out on a separate sheet of <br />the building permit plan set and shall be subject to the review by the Planning Director. <br /> <br />8. Prior to the issuance of a building permit, the applicant shall revise the building <br />elevations to ensure that the proposed building height does not exceed the maximum <br />allowable height of 30 feet measuring from the highest to the lowest part of the structure. <br />This revision shall be reflected on the construction drawings submitted for issuance of a <br />building permit. <br /> <br />9. The design of the Plan 5 model to be constructed on Lot 6 shall be revised to extend the <br />wood shingle siding on the right building elevation farther towards the rear of the house, <br />to the point on the elevation where the roof lines change. This revised design shall be <br />submitted for the review and approval of the Planning Director prior to the issuance of a <br />building permit for this lot. <br /> <br />Lighting <br /> <br />10. The proposed outdoor lighting for the subject property shall be of low intensity and <br />shielded in order to minimize its glare onto adjacent properties or streets. <br /> <br />Landscaping/Hardscaping <br /> <br />11. All front yard landscaping indicated on the approved plans shall be installed by the <br />developer prior to the final inspection. <br /> <br />Fencing and Gates <br /> <br />12. Prior to issuance ofa building permit, the applicant shall provide details of the fence and <br />gate, including elevation drawings of the proposed fence and gate. The elevation <br />drawings shall be to scale and shall state the proposed colors and materials. The design <br />and colors of the fencing and gates are subject to the review and approval of the Planning <br />Director, prior to the issuance of a building permit. <br /> <br />Building and Engineering <br /> <br />13. The height ofthe structure shall be surveyed and verified as being in conformance to the <br />approved building height as shown on Exhibit "A" or as otherwise conditioned. Said <br />verification is the project developer's responsibility, shall be performed by a licensed land <br />surveyor or civil engineer, and shall be completed and provided to the Building and <br /> <br />2 <br />
