<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-64 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF R. J. WILSON/MARDEL, LLC, <br />FOR DESIGN REVIEW APPROVAL, AS FILED UNDER CASE PDR-400 <br /> <br />WHEREAS, R. J. Wilson/Mardel, LLC has applied for design review approval for two <br />split-pad house plans to be constructed on four sloped lots located at 2576 and <br />2590 Gillian Court and 2604 and 2621 Ingrid Court, in the Vineyard Hill <br />Subdivision in the Vineyard Avenue Corridor Specific Plan Area; and <br /> <br />WHEREAS, zoning for the property is PUD-LDR (Planned Unit Development - Low Density <br />Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of October 27,2004, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, an Enviromnental Impact Report (ErR) was prepared for the Vineyard Avenue <br />Corridor Specific Plan and was certified by the City Council in March 1999; <br /> <br />WHEREAS, the California Environmental Quality Act (CEQA) specifies that individual <br />residential development projects that are prepared pursuant to the requirements of <br />an adopted specific plan for which an ErR has been prepared and certified are <br />exempt from additional enviromnental review; therefore, no enviromnental <br />document was prepared for this project; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed project is consistent with <br />the appearance ofthe existing buildings in the area. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PDR-400, the application ofR. J. Wilson/Mardel, LLC for design <br />review approval for two split-pad house plans to be constructed on four sloped <br />lots located at 2576 and 2590 Gillian Court and 2604 and 2621 Ingrid Court, in <br />the Vineyard Hill Subdivision in the Vineyard Avenue Corridor Specific Plan <br />Area, subject to the conditions shown in Exhibit "B," attached hereto and made <br />part of this case by reference. <br /> <br />- <br />
