<br />47. Unless otherwise required by the Fire Marshall, Pleasanton-Livermore Fire Department, <br />all portions ofthe buildings covered by this approval shall have installed and operating, <br />fire extinguishers with a minimum 2-A: 1 O-B:C rating. The fire extinguishers shall be <br />located within a 75-foot radius of each other. <br /> <br />48. Trash enclosures which are sized to contain dumpsters with an individual capacity of one <br />and one-half cubic yards located within five-feet of unprotected building openings, <br />combustible walls, or combustible roof eaves shall be provided with an automatic fire <br />sprinkler system. This detail shall be shown on the building permit plan set to the <br />satisfaction of the Fire Marshall, Pleasanton-Livermore Fire Department, before issuance <br />of a building permit. <br /> <br />Engineering Requirements: <br /> <br />49. The proposed driveway along Bernal Avenue shall be posted for right turn in and out. <br />The two driveways on Utah Street shall street type opening similar to the driveway on <br />Bernal Avenue. <br /> <br />50. The enhanced paving show on the plans shall be paving stones or other non-grouted <br />pavers. The pavers shall be supported with a layer of filter rock capable of supporting the <br />traffic loads while still allowing water to penetrate. There shall be subdrains located at <br />the bottom of the subgrade that are tied to the storm drain system. The exact <br />configuration of this pavers, structural section, and subdrains shall be per the <br />recommendation of the project soil's engineer and approval of the City Engineer and <br />shall be shown on the building permit plan set to the satisfaction of the Planning Director <br />and the City Engineer before issuance of a building permit. <br /> <br />51. The project developer owner shall enter into an agreement with the City of Pleasant on for <br />the long-term maintenance of the storm water facilities. The agreement shall be recorded <br />prior to issuance of a building permit. The City Attorney shall review and approve the <br />exact language of this agreement before it is recorded. <br /> <br />52. The project developer shall be responsible for paying applicable Zone 7 drainage fees. <br /> <br />53. All utilities required to serve any existing or proposed development on-site shall be <br />installed underground. <br /> <br />54. The paving sections for the on-site parking and driveway areas shall be designed on the <br />basis of an R-Value test and a traffic index to carry the anticipated traffic loads. This <br />design shall be subject to the approval ofthe Director of Building Inspection. The <br />minimum paving section shall be two-inches of asphalt concrete (A.C.) on a six-inch <br />asphalt base (A.B.). The minimum A.C. pavement slope shall be one-percent. For <br />pavement slopes less than one-percent, the surface runoff shall be carried in a concrete <br />gutter to an acceptable point of discharge. The minimum slope for concrete gutter shall <br />be one-half of one-percent. <br /> <br />7 <br /> <br />1. <br />
