<br />15. The eastern and western building elevations of the rear two-unit apartment building shall <br />be modified to visually reduce the building massing of the two building elevations <br />through effective measures such as the installation oftrellises with climbing vines or <br />larger/additional windows. The final building elevation plans shall be subject to the <br />review and approval of the Planning Director. <br /> <br />16. Details of the front porch extension to the existing dwelling shall be shown on the <br />building permit plans and shall be subject to review and approval by the Planning <br />Director prior to issuance of a building permit. <br /> <br />17. The Hardiplank fiber-cement (or equivalent) lapped siding shall have a smooth exterior <br />finish. <br /> <br />18. The applicant is encouraged to utilize wood-framed/sashed windows for the new <br />windows. However, if wood is not used, vinyl-framed/sashed windows shall be utilized <br />that have a similar frame and sash thickness as found on a traditional wood- <br />framed/sashed window. Furthermore, unless otherwise approved by the Planning <br />Director, the windows shall be recessed a few inches from the outside wall. <br /> <br />19. Details and sections of the siding installation and finish, door trim, and window <br />treatments (sill, trim, frame, sash, mullion, muntin, window recess, etc.) shall be shown <br />on the building permit plans and shall be subject to review and approval by the Planning <br />Director prior to issuance of a building permit. <br /> <br />20. The approved building colors/materials shall be indicated on the final building permit <br />plans. Any proposed revisions to these approved colors or materials must be submitted <br />for review and approval by the Planning Director prior to painting/installation. <br /> <br />21. The project developer shall submit a final exterior lighting plan for the project for the <br />review and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be desigoed/installed to reduce glare on adjacent residences. <br /> <br />22. All uncovered parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be provided <br />beyond the ends of all parking spaces to accommodate the overhang of automobiles. <br /> <br />23. The garage parking spaces shall be maintained for parking of automobiles at all times and <br />shall not be used for storage in a manner that would interfere with the ability to park cars <br />within the garage. Furthermore, the parking of boats, campers, and trailers shall be <br />prohibited on site or in any parking space. The applicant and/or property manager shall <br />be responsible for enforcing these restrictions, which shall be stated clearly in writing to <br />all tenants. The applicant and/or property manager shall have the right and responsibility <br />to inspect the garages as it sees fit to ensure that garages are being utilized appropriately <br />and according to these restrictions. <br /> <br />3 <br /> <br />.., - <br />
