<br />Exhibit B <br />Proposed Conditions of Approval <br />Case PCUP-119 <br />p3 Party Place <br />5688 Stoneridge Drive <br /> <br />1. The location and operation of the proposed use shall conform substantially to Exhibit "A" (the <br />site plan, floor plans, and statement of operation), dated "Received, July 21, 2004", on file with <br />the Planning Department, except as modified by the following conditions. Minor changes to the <br />approved operation and schedule may be approved by the Planning Director if found to be in <br />substantial compliance with the proposal. <br /> <br />2. If additional hours of operation or activities beyond what was included in the applicant's <br />statement of operation, dated "Received, July 21, 2004", on file in the Planning Department, are <br />desired, prior City review and approval is required. Such modifications may be approved by the <br />Planning Director iffound to be in substantial conformance with this approval. The Planning <br />Director may also refer the matter to the Planning Commission if the proposed changes would be <br />significant. <br /> <br />3. If operation of this use permit results in conflicts pertaining to parking, noise, traffic/circulation, <br />or other factors, at the discretion of the Planning Director, this conditional use permit may be <br />referred to the Planning Commission for their review at a public hearing. If necessary, the <br />Planning Commission may modify or add conditions of approval to mitigate such impacts, or <br />may revoke the said conditional use permit approval. <br /> <br />4. Prior to operation, the applicant shall contact the Building Department and the Fire Marshal to <br />conform to applicable building and fire code requirement. Prior to the operation, the applicant <br />shall submit tenant improvement plan to the Building Department for plan review and permit, if <br />required. No changes to the exterior of the building shall be made without prior approval from <br />the Planning Department. <br /> <br />5. This use permit approval does not include approval for signage. Proposed signs shall be <br />consistent with sign program for Hacienda Plaza and are subject to the approval of the Planning <br />Director prior to installation. <br /> <br />6.
