<br />Exhibit B <br />Conditions of Approval <br />PCUP-1l3, Virginia RossiILongshore Tutoring Center <br />1020 Serpentine Lane, Suite 105 <br />August 11, 2004 <br /> <br />I. The location and operation of the proposed use shall conform substantially to Exhibit "A" <br />(the site plan, floor plans, and details of operation), dated "Received, July 2, 2004", on file <br />with the Plarming Department, except as modified by the following conditions of approval. <br />Minor changes to the approved operation and schedule may be approved by the Planning <br />Director if found to be in substantial compliance with the proposal. <br /> <br />2. Additional hours and activities beyond what was stated in the applicant's statement of <br />operation, dated "Received July 2, 2004", on file in the Plarming Department may be <br />approved by the Plarming Director if found to be in substantial conformance with he <br />approval. The Plarming Director may also refer the matter to the Plarming Commission if the <br />proposed changes would be significant. <br /> <br />3. If operation of this use permit results in conflicts pertaining to parking, noise, <br />traffic/circulation, or other factors, at the discretion of the Planning Director, this conditional <br />use permit may be submitted to the Plarming Commission for their subsequent review at a <br />public hearing. Ifnecessary, the Plarming Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke the said conditional use permit approval. <br /> <br />4. Prior to operation, the applicant shall contact the Building Inspection Department and the <br />Fire Marshal to conform to Building Code and Fire Code requirements, if applicable. The <br />applicant shall obtain a building permit prior to commencement of any work, if required. No <br />changes to the exterior of the building shall be made without prior approval from the <br />Plarming Department. <br /> <br />5.
