<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />PDR-338, Wal-Mart Stores <br />4501 Rosewood Drive <br />July 14,2004 <br /> <br />1. The proposed expansions shall be as shown on Exhibit A, architectural elevations, dated <br />"Received July 9, 2004" and site plan and floor plans, dated "Received April 26, 2004", <br />on file with the Pleasanton Plarming Departroent. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. The applicant shall apply for and receive all applicable permits. <br /> <br />3. All materials and colors for the proposed garden center expansion, including enclosure <br />fencing, masonry columns, shade coverings, etc., shall match those used in the existing <br />garden center. All materials and colors for the proposed stockroom expansion, including <br />walls, cornice, etc., shall match those on the exterior of the existing building. <br /> <br />4. The relocated sign and stucco sign background panel to be constructed on the south side <br />of the proposed stockroom addition shall match the size and design of the existing sign <br />and sign panel on the south side ofthe building. The existing sign and sign panel area on <br />the south side of the existing store shall be removed. Upon removal of the existing sign, <br />the wall shall be patched and repaired to restore the appearance of that area to that similar <br />to the surrounding wall area. <br /> <br />5. No pallets of merchandise, excluding plants, shall be stored along the inside or outside of <br />the new garden center walls so as to be visible to the parking lot area. <br /> <br />6. The three trees, two flowering pears and a London plane, to be removed in the area of the <br />stockroom addition and adjacent parking lot reconfiguration shall be examined by a <br />qualified professional for suitability for transplantation. If the three trees are deemed <br />suitable, the two flowering pear trees shall be relocated to the new parking lot island and <br />the London plane tree moved to another area in the rear landscaping planter adjacent to <br />the stockroom addition. In the event that any of these trees are not deemed suitable for <br />transplanting, the flowering pear trees shall be replaced with 24" box size specimens and <br />the London plane replaced with a 36" box size specimen of similar species. <br /> <br />7. A detailed planting plan shall be submitted for the area in front of the garden center that <br />includes a tree species with a larger growing habit than the existing 5 flowering pear <br />trees, such as Chatalpa tashkandensis, and shall specify tree planting details for the <br />review and approval by the City's Landscape Architect. New tree wells shall be designed <br />with a decorative, low-maintenance accent plant material, such as Phormium tenax <br />'Maori Maiden', and 2" of decomposed granite topdressing.
