<br />Building <br /> <br />47. The building shall meet the applicable Title 24 state energy requirements. <br /> <br />48. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br /> <br />49. The applicant shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Municipal <br />Code of the City of Pleasant on. These plans shall be approved by the Chief Building <br />Official prior to the issuance of a building permit. The site development plan shall <br />include all required information to design and construct site, grading, paving, drainage, <br />and utilities. Specific items to be indicated on the site development plan necessary to <br />construct the improvements are to be in accordance with the City of Pleasanton Private <br />Development Design Guidelines adopted April 15, 1986. <br /> <br />50. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a site <br />specific soils report, and the completed Building Permit Questionnaire to the Building <br />Department, along with the necessary fees, to initiate the City's plan check process. The <br />plan check will be accepted only after the completion of the Design Review procedure's <br />15-day appeal period, unless the applicant submits a signed statement acknowledging that <br />the plan check fees may be forfeited in the event that the approval is overturned or the <br />design is significantly changed as the result of an appeal. In no case will a building <br />permit be issued prior to the expiration of the IS-day appeal period. <br /> <br />51. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer lateral <br />from the building, unless otherwise waived by the Chief Building Official. <br /> <br />52. Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable DSRSD sewer permit fee. <br /> <br />53. Building and situs plans are to be submitted to the Building Department on computer disk <br />in a format approved by the Director. Digitized information shall be submitted before <br />requesting a final inspection and should reflect as-built situs and architectural information <br />as approved by the Director. <br /> <br />Fire <br /> <br />54. The applicant shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />55. The project developer shall meet all applicable fire and security requirements in Chapters <br />20.24 and 20.36 of the Pleasanton Municipal Code. <br /> <br />7 <br />
