<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />PCUP-1l4, John Persinger <br />3688 Washington Street <br />June 23, 2004 <br /> <br />1. The location and operation ofthe proposed use shall conform substantially to Exhibit "A" <br />(the site plan, floor plans, and details of operation), dated "Received, May 12,2004," and the <br />parking counts, dated "Received, June 3, 2004," on file with the Planning Department, except <br />as modified by the following conditions of approval. Minor changes to the approved <br />operation and schedule may be approved by the Plarming Director if found to be in <br />substantial compliance with the proposal. <br /> <br />2. The operation of the martial arts studio shall generally adhere to the following schedule: <br />Monday - Friday: 4:00 p.m. to 9:00 p.m. <br />Saturday: 8:00 a.m. - 10:00 a.m. <br />Sunday: 10:00 a.m. to 12:00 noon <br /> <br />3. No drop-off shall be allowed at the subject site. Parents shall walk their child(ren) to classes. <br />The applicant shall include a "no drop-off' clause in each member's contract. Prior to <br />opening for business, the applicant shall provide a copy of the standard member contract to <br />the Plarming Department for review and approval. <br /> <br />4. If additional hours and activities beyond what was stated in the applicant's statement of <br />operation, dated "Received May 12,2004," on file in the Plarming Department, are desired, <br />prior City review and approval are required. Such modification may be approved by the <br />Plarming Director if found to be in substantial conformance with the approval. The Plarming <br />Director may also refer the matter to the Plarming Commission if the proposed changes <br />would be significant. <br /> <br />5. If operation of this use permit results in conflicts pertaining to parking, interior noise, <br />traffic/circulation, safety, or other factors, at the discretion of the Planning Director, this <br />conditional use permit may be submitted to the Plarming Commission for its subsequent <br />review at a public hearing. If necessary, the Plarming Commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke the said conditional use <br />permit approval. <br /> <br />6. Prior to operation, the applicant shall contact the Building and Safety Division and shall <br />obtain a building permit as may be required. No changes to the exterior of the building shall <br />be made without prior approval from the Plarming Department. <br /> <br />7. If the applicant desires to relocate the martial arts studio elsewhere in the City of Pleasanton, <br />a new use permit approval shall be obtained prior to operation, if one is required. <br /> <br />{end} <br /> <br />ILl . <br />
