<br />16. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a site <br />specific soils report, and the completed Building Permit Questionnaire to the Building <br />Department, along with the necessary fees, to initiate the City's plan check process. The <br />plan check will be accepted only after the completion of the Design Review procedure's <br />15-day appeal period, unless the applicant submits a signed statement acknowledging that <br />the plan check fees may be forfeited in the event that the approval is overturned or the <br />desigo is sigoificantly changed as the result of an appeal. In no case will a building <br />permit be issued prior to the expiration of the 15-day appeal period. <br /> <br />17. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer lateral <br />from the building, unless otherwise waived by the Chief Building Official. <br /> <br />18. Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable DSRSD sewer permit fee. <br /> <br />Fire <br /> <br />19. The project developer shall meet all applicable fire and security requirements in Chapters <br />20.24 and 20.36 ofthe Pleasanton Municipal Code. <br /> <br />20. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />Engineering <br /> <br />21. Any damage to existing street or sidewalk improvements during construction on the <br />subject property shall be repaired to the satisfaction of the Planning Director and City <br />Engineer at full expense to the developer. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. <br /> <br />22. The applicant's contractor(s) shall obtain an encroachment permit from the City Engineer <br />prior to moving any construction equipment onto the site. <br /> <br />23. The applicant shall submit a construction Best Management Practice (BMP) program for <br />review and approval by the Planning Director prior to issuance of any building and/or <br />grading permits. These BMP's shall be implemented by the general contractor and all <br />subcontractors and suppliers of materials and equipment. Construction site cleanup and <br />control of construction debris shall also be addressed in this program. Failure to comply <br />with the approved construction BMP may result in the issuance of correction notices, <br />citations, or a project stop work order. <br /> <br />3 <br />
