<br />25. The emergency vehicle turnarounds shall be installed with the first phase subdivision <br />improvements. <br /> <br />26. Prior to any construction framing, the project developer shall provide adequate fire <br />protection facilities, including, but not limited to surface roads, fire hydrants, and a water <br />supply and water flow in conformance to the City's Fire Department Standards able to <br />suppress a major fire. When alternate methods of fire protection are approved by the Fire <br />Chief, this requirement may be waived or modified. <br /> <br />27. The Fire Marshal and the City Engineer shall approve the number, type, and location of <br />all public fire hydrants. <br />28. All curbs located within a seven-foot, six-inch distance of a public fire hydrant shall be <br />painted red, unless modified by the Fire Marshal. Blue street "hydrant markers" shall be <br />installed for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br />29. Unless otherwise approved by the Fire Marshal, no housing construction shall begin until <br />such time as an acceptable emergency vehicle access has been established, as defined by <br />the Fire Marshall. This access shall be maintained at all time until the public <br />improvements are accepted. <br /> <br />Engineering Requirements: <br /> <br />30. All retaining walls shall be constructed in conformance to the crib-lock retaining wall <br />system that is part of Exbibit "A". <br /> <br />31. All utilities required to serve any existing or proposed development on-site shall be <br />installed underground. <br /> <br />32. The project developer shall install street frontage improvements per Chapter 19.40.010 of <br />the Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and gutter, <br />sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, <br />underground utilities, traffic control devices, landscaping, and automatic irrigation <br />systems. <br /> <br />33. The project developer shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering permit. The amount of this bond will be determined <br />by the City Engineer. <br /> <br />34. The project developer shall dedicate to the City for street right-of-way purposes those <br />parcels of land intended to be public streets. <br /> <br />35. All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br />Alameda County Ordinance 73-68, prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or special approval is obtained from the City <br /> <br />4 <br />
