<br />project developer shall include a disclosure statement to each lot purchaser informing <br />them of this requirement in the design of each custom home. Wording of the disclosure <br />statement shall be provided to the City Attorney for review and approval before approval <br />of the final subdivision map. <br /> <br />8. The project developer shall preserve the existing trees on the subject property and shall <br />incorporate them into the private lots. The large olive tree located in the path of the <br />shared access driveway to Lots 12, 13, and 14 shall be moved to Lot 12 before grading <br />begins. Tree protection means shall be identified on the final grading plan and <br />improvement plans and shall be put in place by the project developer and shall be <br />maintained until the completion of subdivision construction. <br /> <br />9. The project developer shall provide all future buyers with copies of Exhibit "C", Revised <br />Design Guidelines for PUD-91-14/Tract 5904 - Beratlis Place, which is attached. The <br />project developer shall include a disclosure statement to each lot purchaser informing <br />them of these design guidelines in the design of each custom home. Wording for the <br />disclosure statement shall be provided to the City Attorney for review and approval <br />before approval of the final subdivision map. <br /> <br />10. All house designs for the lots covered by this approval shall be reviewed and approved by <br />the City of Pleasanton Plarming Commission. <br /> <br />Building Permit Review: <br /> <br />11. The project developer shall submit plot plans for each of the residential lots showing <br />building setbacks and a topographic plan showing grading and drainage. Pad elevations, <br />finish floor elevations, retaining walls, easements, and maximum height of the highest <br />structure are to be indicated on the plan. Plans for custom lots are to be signed by a <br />registered civil engineer. All residential plot plans shall show compliance with 2907( d) <br />and 70012(d) of the Uniform Building Code. <br /> <br />12. The project developer shall submit two copies of the site soils report to the Director of <br />Building Inspection for third party peer review and shall pay for such review at the time <br />specified by the Director, but in all cases before the issuance of a grading permit. <br /> <br />13. The project developer shall submit record tract grading plans showing: <br /> <br />a. The elevation of all four corners of the lot as well as the center of the lot; <br />b. all top and toe of slope elevations, and, <br />c. the top and toe of all retaining wall elevations. <br /> <br />14. The soils engineer shall certify the pad compactions of all lots containing fill to the <br />satisfaction of the Director of Building Inspection prior to the issuance of building <br />permits. <br /> <br />2 <br />
