<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-36 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE <br />CITY OF PLEASANTON DOWNTOWN DESIGN GUIDELINES <br /> <br />WHEREAS, one of the policies of the Downtown Specific Plan, adopted by the City Council <br />on March 5, 2002, is to create new design guidelines for the commercial and <br />residential portions of Downtown Pleasanton, the area generally bounded by the <br />Arroyo del Valle and the Union Pacific Railroad Corridor to the north, Third <br />Street to the east, Bernal Avenue to the south, and Pleasanton and Rose Avenues <br />to the west; and <br /> <br />WHEREAS, the existing guidelines, adopted in the mid-1980's, are now out of date and do not <br />include design recommendations for the residential area; and <br /> <br />WHEREAS, at its duly noticed public hearing of May 26, 2004, the Plarming Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning the Downtown Design Guidelines; and <br /> <br />WHEREAS, environmental review was undertaken with the Downtown Specific Plan <br />Environmental Impact Report, certified by the City Council on March 5, 2002, <br />and there have been no new information and no changes to the project, its impact, <br />or the circumstances under which the project is undertaken requiring additional <br />environmental review or mitigation; and <br /> <br />WHEREAS, the Plarming Commission has determined that the adoption ofthe Downtown <br />Design Guidelines is timely and would help inform and provide direction and <br />assistance to those proposing building projects, signs, and other improvements in <br />the Downtown. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of the Downtown Design Guidelines with the <br />recommendation that the definition of "retail buildings" include mixed-use <br />(first-floor retail and second-floor office) for the transition areas on the west side <br />of First Street. <br /> <br />Section 2. <br /> <br />This resolution shall become effective immediately upon its passage and <br />adoption. <br />
