<br />c) A list of all green building measures used in the design of the custom home shall <br />be provided for the review and approval of the Planning Director. The applicant <br />shall obtain a minimum of 50 points using the ACWMA's Green Point Rating <br />System. The future homes shall be made photovoltaic-friendly by increasing the <br />roofload an additional Sibs. per ft., including a conduit to the attic, installing a bi- <br />directional meter, and leaving adequate space for an inverter near the homes' <br />electrical panels. <br /> <br />d) Three on-site parking spaces shall be made available, tandem configuration <br />permitted, on each lot outside of the garage for guests. <br /> <br />e) The house on Parcel 2 shall be single-story. <br /> <br />LandscaDinl!: and Fencinl!: <br /> <br />9. A landscape plan shall be submitted with the design review application for the custom <br />homes per the design guidelines, with the following additions: <br /> <br />a) All trees used in landscaping shall be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />b) Street tree plantings along the hammerhead shall be shown which include a <br />natural grouping of medium- and large-sized deciduous and evergreen native trees, <br />planted in natural-appearing clusters. <br /> <br />10. Only open-style fencing is permitted on the lots, except as provided by the following: <br /> <br />Staff shall meet with representatives of Pleasanton Garbage Service and attempt to <br />resolve the situation related to the kennel use on the adjacent property, and if this matter <br />cannot be resolved, the applicants shall be allowed to construct a solid wood fence that <br />can be retained for the life of the solid wood fence (approximately 15 years). <br /> <br />11. The applicant shall submit detailed landscape and irrigation plans for the landscape berm, <br />subject to the review and approval of the Planning Director and City Landscape <br />Architect, as part of the improvement plans. The irrigation plan shall provide for <br />automatic controls. <br /> <br />Construction Practices and Activities <br /> <br />12. All site improvements and house construction activities shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m., Monday through Friday. All construction equipment must meet <br />DMV noise standards and shall be equipped with muffling devices. <br />
