Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received April 29, 2004" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. This PUD shall be subject to the uses and site development standards of the R-1-20,000 <br />zoning district, except as shown in the following chart: <br /> <br /> <br />15 ft. (20 ft. on street side yard) <br />30 ft. <br />30 ft. (highest to lowest part of structure) <br />25%, excluding up to 600 sq. ft. of garage area <br /> <br />5 ft. (10 ft. on street side yard) <br />5 ft. <br />15 ft. <br /> <br />3. The maximum floor area ratio for Parcel 2 shall be calculated using the net buildable area <br />(lot area on the south side of the berm! soundwall), calculated on Exhibit A as 18,241 sq. <br />ft. <br /> <br />4. The site plans submitted for the design review of the two custom homes shall designate <br />the front, sides, and rear yard areas on each lot, for review and approval of the Planning <br />Director, with the goal of orienting the front of the home facing the hammerhead. <br /> <br />5. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permits are issued. <br />
