<br />Resolution No. PC-2004-35 <br />Page Three <br /> <br />5. Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />As conditioned, the proposed development ofthe site has been designed to be <br />consistent with the requirements of the Vineyard Avenue Corridor Specific Plan. <br />The street serving the development was aligned parallel to the site's contours in <br />order to minimize its view from off-site and allow the elevations of the building <br />pads to follow the gently-sloping natural terrain of the area. Therefore, this <br />finding can be made. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the proposed development plan. <br /> <br />Through the provisions of the Vineyard Avenue Corridor Specific Plan and the <br />proposed conditions of approval, all public safety measures would be addressed. <br />The proposed design of the street system and hammerhead turnaround will create <br />a safe circulation pattern. A sidewalk would be installed along the project's <br />Vineyard Avenue frontage, which would provide a safe pedestrian walkway <br />separate from vehicular travel. Therefore, this finding can be made. <br /> <br />7. The proposed development plan conforms to the purposes of the PUD <br />District. <br /> <br />The development of the existing PUD zoning designations for the Vineyard <br />A venue area recognized the fact that the parcels in the area are irregularly shaped, <br />that infrastructure needs to be provided to allow for development ofthe area, and <br />that the PUD zoning district was needed in order to properly implement the <br />Vineyard Avenue Corridor Specific Plan and to facilitate development in a <br />reasonable and orderly manner. The proposed PUD plan, as conditioned, sets <br />forth the parameters for the future development in a manner consistent with the <br />Vineyard Avenue Corridor Specific Plan, and through the conditioning ofthe <br />subject PUD development plan, the proposed project will substantially conform to <br />the requirements ofthe Vineyard Avenue Corridor Specific Plan. Therefore, this <br />finding can be made. <br /> <br />8. For the reasons articulated above, the proposed rezoning is consistent with <br />the objectives ofthe Zoning Ordinance set forth in Pleasanton Municipal <br />Code Section 18.04.010. <br />
