<br />29. No parking shall be permitted on the hammerhead. This hammerhead shall be designated <br />as a fire lane by the Fire Chief and shall be maintained in accordance with Articles 9 and <br />10 of the Uniform Fire Code which includes tow of vehicles illegally parked on the fire <br />lanes. "No Parking Fire Lane" signs installed as required by the vehicle code. <br /> <br />30. All curbs within a 7 1/2 foot radius of a public hydrant shall be painted red, unless <br />modified by the Pleasanton Municipal Code or Fire Chief. Blue street "hydrant markers" <br />shall be installed for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br />EDl!:ineerine Deuartment Requirements <br /> <br />31. The rough grading for this project shall be allowed in conjunction with the adjoining <br />Deleo project. <br /> <br />32. The developer shall install street frontage improvements along the project's Vineyard <br />Avenue per Chapter 19.40.010 ofthe Pleasanton Municipal Code and to the satisfaction <br />of the City Engineer. These improvements shall be consistent with the street design <br />standards approved in the Vineyard Avenue Corridor Specific Plan and may include, but <br />are not necessarily limited to, grading, curb and gutter, sidewalk, paving, storm drain, <br />sanitary sewer, water facilities, street lighting, underground utilities, traffic control <br />devices, landscaping, and automatic irrigation systems. The developer shall receive <br />credit towards their pro rata share of specific plan fees for any improvements to Vineyard <br />Avenue which have been identified as a cost to be shared by all properties in the Plan <br />area. <br /> <br />33. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V -ditches, to protect all cut and fill slopes from surface water overflow. <br />This plan shall be subject to the review and approval ofthe City Engineer and/or the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />34. The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />35. The applicant shall dedicate to the City for street right-of-way purposes those parcels of <br />land intended to be public streets and grant an easement to the City over those parcels <br />needed for public service easements (P.S.E.) and which are approved by the City <br />Engineer or other easements which may be designated by the City Engineer. <br /> <br />36. The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />37. All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br />Alameda County Ord. 73-68, prior to the start of grading operations unless Zone 7 retains <br />specific wells for observation wells, or special approval is obtained from the City <br />
